Flooring Materials in San Antonio: Cost, Prep, and Where Each One Fails
Don’t pick a floor by the sample alone. Look underneath it.
Every material has an installed price, then a quieter cost for whatever the slab needs before the floor can go down. That cheaper material stops being cheap fast if it needs the whole slab leveled first.
Four things matter here: installed price, what goes underneath, what pushes the range up, and where the material gives you trouble.
Carpet
$6 to $18 per square foot, installed.
That three-to-one spread isn’t padding. Carpet really varies that much.
What moves you inside the range. Start with fiber and face weight. Face weight tells you how much yarn is in the carpet. Fold a sample back on itself and see how much backing shows through. Then look at the pad. A six-pound pad is the minimum that holds up. An eight-pound pad with a spill-proof layer is the upgrade that actually keeps liquid from reaching the slab. Your floor plan matters too because carpet comes on a roll.
What it needs underneath. Less than anything else here. That’s carpet’s real advantage in a house with an imperfect floor. Carpet and pad forgive minor unevenness that would show through plank or crack tile. A big dip still feels wrong, and a nail head or ridge eventually wears through. But the flatness bar is much lower.
Ask about roll width. Carpet is made in a fixed width and rolled. Twelve feet is the most common, though fifteen foot and thirteen-six are available in some styles. Your rooms must be cut from that width. Dimensions that do not divide cleanly create seams and waste. A twelve-foot roll in a thirteen-foot room means a seam and an added strip. Ask what width your chosen style comes in and where the seams will land. A seam in a busy hallway is different from one under a bed.
Where it fails. Water, and anything that soaks in. Carpet over a damp slab usually tells you by smell first. Pet accidents reach the pad, then the slab, and cleaning the carpet won’t solve that. Carpet is also the material most likely to be hiding something in an older San Antonio house. What’s under it may matter more than what you’re buying.

Laminate
$10 to $15 per square foot, installed.
This is the narrowest range here. Laminate is more standardized than carpet or wood, so there’s less distance between the low and high ends.
What it is. Laminate has a photographic wood-grain layer under a clear wear layer, all over a fiberboard core. Look for an AC4 wear rating. That’s the level that holds up in a normal house without looking worn in two years. The wear layer is tough. It resists scratching better than most real wood, and modern printing has made the appearance more convincing.
What it needs underneath. Laminate floats, so it is not glued or nailed to your slab. That means it tolerates a slab that is not perfectly flat better than a glue-down floor does. But floating floors have their own flatness limit, and a dip past it produces flex and eventually a failed joint. Over concrete, a moisture retarder is not optional. And under the floor itself, use a rubber pad. Foam breaks down. Cork absorbs water and can buckle the floor above it. Rubber is the one that lasts.
What pushes it up the range. Thicker core, better underlayment, a more convincing surface texture, and how much perimeter and threshold work your floor plan generates. Floating floors need an expansion gap at every wall and every vertical obstruction, and that gap has to be covered.
Where it fails. Water at the seams. The core is fiberboard. Let standing water reach a seam and sit, and the core swells. It doesn’t go back down. Some laminates are sold as water-resistant. Waterproof is the better standard here. If standing water is the worry, vinyl plank is the cleaner answer.
Luxury vinyl plank
$12 to $18 per square foot, installed.
Vinyl plank owns the middle of this market for practical reasons.
Why it fits many San Antonio houses. It is waterproof rather than water-resistant, which matters in a slab house where moisture can come from below as well as above. Look for a wear layer of at least twelve mils. That thickness is what keeps the print layer from wearing through under normal traffic. It handles the temperature swings a Texas house sees and installs over concrete without a subfloor build-up. It also comes in floating and glue-down versions. That choice matters more than many homeowners realize.
Floating versus glue-down is really a slab question. Floating is more forgiving when the slab isn’t perfect and easier to deal with later. Glue-down feels more solid, carries less sound, and usually works better across a large open area. It also needs a flatter, cleaner slab. Over old tile, the mortar problem on the cost page can become a leveling charge. Settle that before choosing glue-down.
Under a floating floor. Same rule as laminate: rubber pad, not foam or cork. Foam compresses and fails. Cork takes on water and can lift the floor. Rubber stays put.
Moisture, and the chart problem. Generic online moisture tables can be stricter than the instructions for a specific vinyl product. Following the wrong chart could lead you to reject a compliant slab and pay for mitigation you do not need. The binding limit is in your product's installation instructions, and it often depends on the adhesive. Ask for the number from that document, not a general chart.
Where it fails. Watch three places. Point loads. A heavy piece of furniture on a small foot, or a rolling office chair used in one spot, can dent it. Direct sustained sun. Heat behind a large west-facing window can move a floating floor. Some products are rated for those conditions and some are not, so ask. The slab underneath. Vinyl plank is thin. A ridge, hump, or piece of leftover mortar can show through and wear differently at that spot. Slab preparation matters with this material.
Engineered hardwood
$25 and up per square foot, installed.
There’s no honest ceiling on that number. Species, plank width, wear-layer thickness, and finish can keep pushing it up.
What it is. Engineered hardwood is real wood, with a genuine hardwood wear layer over a plywood or composite core. The cross-laminated core moves less with humidity than a solid piece of the same wood. That is why it behaves better over concrete.
Why it’s the practical wood choice over a San Antonio slab. It can glue directly to prepared concrete or float over it. No sleeper system. No plywood subfloor. Less added height and less chance of getting into the exterior doors. That’s why it usually wins here, not because solid wood is prohibited. More on that below.
What it needs underneath, and around it. A moisture retarder over the slab, always. A flatter slab than carpet or a floating floor needs. The wood flooring association calls for about three-sixteenths of an inch in ten feet for a glue-down. And an expansion gap of three-quarters of an inch at the perimeter and at every vertical obstruction, which is not negotiable and which your trim has to cover.
The humidity part, which is where this material actually lives or dies here. Wood floors have an in-service target of roughly 30 to 50% relative humidity at 60 to 80 degrees. San Antonio's outdoor humidity averages around 83% in the morning and 55% in the afternoon across the year. Those two facts pull in opposite directions, and the thing that reconciles them is your conditioned interior, not the weather.
Which makes wood flooring in this climate a question about how consistently the house is conditioned. A house that is closed up and unconditioned for weeks at a time is a harder environment for a wood floor than the outdoor numbers alone would suggest. There is no measured data on what San Antonio interiors actually run, so this is reasoning rather than a measurement. But the direction of it is solid, and it is worth thinking about honestly before you spend $25 a square foot.
Two related requirements a good installer will raise before you do. The flooring's moisture content has to be within four percentage points of the subfloor's, and two points for solid plank. And the HVAC should be running for at least five days before installation, with the wood acclimating to the house's actual average conditions. A crew that wants to deliver and install on the same day, in a house that has not been conditioned, is skipping the step that prevents the callback.
Where it fails. Standing water, still. And movement: a 30% swing in humidity can move a five-inch plank floor more than two inches across a ten-foot room, which is what expansion gaps exist for and what happens when they are not left.
One distinction to hold onto, because it gets blamed on the wrong thing constantly: most cupping and gapping in a wood floor is a moisture problem, not a foundation problem. They present similarly. They have different causes and different fixes. Before anyone talks to you about your foundation, the humidity and the slab underneath should have been ruled out.
Solid hardwood
No installed price range ships for solid hardwood on this site because there isn’t a reliable San Antonio figure. But the installation facts are clear.
First, the correction. You’ll read that solid hardwood can’t go over concrete. That isn’t what the wood flooring association says. Solid and engineered wood can both go over properly prepared concrete. The real restriction is grade, not slab: solid wood should not be installed below grade. A San Antonio slab-on-grade house is on grade. The restriction doesn’t apply.
If someone tells you solid wood is impossible over your slab, ask about the installation method. Engineered wood is usually more practical, but solid wood is not prohibited. The reason matters because it changes the options available to you.
What’s genuinely true. You can’t nail three-quarter-inch solid plank into concrete. Something has to go down first. A sleeper system, with solid strip or plank over the sleepers. Plank wider than four inches needs a wood subfloor over them instead of sitting on them directly. Or plywood over the slab, using two floating layers of three-eighths, glued five-eighths panels, or five-eighths fastened twelve inches on center.
Every one of those raises the floor. That is the practical cost, and it is not only money. A floor that comes up three-quarters of an inch or more has to meet your existing thresholds, your existing door bottoms, and in a historic district, potentially an exterior door that is itself reviewable. Cutting an exterior door in a designated historic house is a different conversation than cutting an interior one.
A moisture retarder over the slab is always required. And many solid products are simply not approved by their own manufacturer for direct glue-down to concrete, which forecloses the shortcut some people hope for.
Who this is right for. Someone who wants solid plank, has enough floor height to give up, and is willing to pay for the subfloor underneath it. For most people replacing a floor over a San Antonio slab, engineered wood gets to a similar result with less underneath it. That is a practical judgment, not a rule.
Tile
No installed price range ships for tile on this site. There isn’t a reliable San Antonio installed figure. The material-only prices you see, sometimes well under a dollar a square foot, are for tile sitting on a pallet. No labor. Don’t compare that with an installed price.
For most San Antonio homeowners reading this page, tile is the floor coming out rather than the floor going in. That’s where it changes the quote, so that’s the focus here.
Removing it costs $2 to $3 per square foot on top of whatever you are installing, and the cost is the mortar rather than the tile. That mechanism is on the cost page and it is worth reading before you accept a cheap demolition price, because a cheap tile-demolition line can create a leveling charge bigger than the savings.
Tile demolition is also the dustiest work in this trade by a distance. If the house is occupied, containment is a real line item, not an upsell.
And if the house was built no later than 1980, the assumption changes. Under the federal construction standard, resilient flooring in a building of that age is presumed to contain asbestos, and the presumption covers the mastic and the backing too. Tile specifically has to come up intact unless intact removal can be shown to be impossible. The building's construction date is the test, not when the floor went in. What tile is genuinely good at, said fairly. It is the most durable floor on this page, it is completely indifferent to water, and it stays cool underfoot in a way that matters in August. If it is what you want, it is a defensible choice.
But it demands the most from the slab. The tile installation standard requires the surface under tile with any edge fifteen inches or longer to vary no more than an eighth of an inch over ten feet, and no more than a sixteenth over any two feet. Tile with all edges under fifteen inches gets a quarter inch over ten feet, and a sixteenth over any one foot. Those short-span numbers catch a hump, and a hump is what cracks a tile. Do not let anyone quote you only the ten-foot figure.
That is a tighter requirement than concrete's own flatness rule over the same ten feet. So a correctly poured slab can still need leveling before tile goes on it, and in a city sitting on expansive clay, that is more likely here than most places.
Where tile fails here. Movement. Tile and grout crack over a foundation that moves, and they crack at the grout joints first because grout is weaker in tension than the tile. Crack isolation membranes are sold as the answer to that and they are not. They are rated for in-plane cracking, roughly a sixteenth to an eighth of an inch, and their own manufacturers state they do not protect against out-of-plane movement. Differential foundation movement is out-of-plane. A membrane handles a slab's own shrinkage cracking, which is a real and worthwhile job. It does not hold a rigid floor together over a moving foundation, and nobody should sell it to you as though it does.

Do I need to level my slab before new flooring?
It depends entirely on what you are installing and what is on the floor now.
